Dubai-based luxurious actual property developer OMNIYAT has unveiled VELA Viento, the most recent addition to its Marasi Bay masterplan, as demand for high-end waterfront property continues to rise within the emirate.
The venture joins The Lana, Dorchester Assortment, and VELA — two of the district’s earlier residential developments — in addition to ENARA, OMNIYAT’s new business tower within the space. The developer stated the district combines residential, business and hospitality tasks alongside Dubai Canal.
VELA Viento was designed by Foster + Companions with interiors by Gilles & Boissier and Banda Studio. The tower consists of 29 simplex and duplex items with giant terraces and skyline views, alongside facilities reminiscent of an infinity pool, fitness center, spa and cinema.
Costs throughout OMNIYAT’s earlier Marasi Bay developments have climbed sharply since launch. Common costs at The Lana have risen from AED 4,000 to AED 8,375 per sq. foot since its launch in 2023, whereas VELA items elevated from AED 6,785 to AED 8,235 per sq. foot by mid-2025, based on the developer.
OMNIYAT stated almost all items at The Lana, VELA and ENARA have bought out, positioning VELA Viento as the following launch throughout the district.
Positioned off Sheikh Zayed Street, Marasi Bay is linked to Downtown Dubai and the Dubai Worldwide Monetary Centre. The world consists of Marasi Bay Marina, a floating pavilion and yacht membership, in addition to The Lana resort, which opened in early 2024.
The developer stated it expects Marasi Bay to proceed attracting high-net-worth buyers searching for limited-supply waterfront properties in central Dubai.
